I came to learn about BP due to someone posting it in an Michigan real estate investing group on YouTube, the segment was encouraging and just want I needed, as I could relate to her story and she's from Detroit.Looking to learn, because of what I have been going through, I have a hunger to be surrounded by women(in a good way, not in a bitter way)No regrets, because my circumstance has fueled my passion to aquire properties and start my investment journey.I have already got an LLC, and working on building business credit, would also need help in this area.I would love to learn from people, any suggestions on how to acquire my first purchase would be helpful as I am still out of the womb new , anyone who is willing to guide me, I am all ears.

Jay, it seems you've about written about every imaginable acquisition scenario on residential real estate (and I've probably only read a couple three of four dozen of your post thus far) and I agree with you that in almost all circumstances if there is no recording its highly unlikely a bank would know unless the seller somehow inadvertently or overtly notified the bank of the existence of a lease-option.My question to you though is what is your experience in buying subject to or wrap deals that are recorded as it relates to the due on sale clause.

I have not had to use this to evict anyone during these crazy times, but in any circumstance, it will be easier to not renew a MTM lease than it would be to try to evict while a long term lease is in effect, especially now.
