The house and large detachable garage are in rough shape, the landscaping is grossly overgrown, and the lady is a an elderly horder, with potential financial problems, who is stuck in her ways.My neighbor/realtor briefly talked to her and was turned away as far as her wanting to sell.

that cash is easier but if cash is needed because the loan won't fund the property than in MY experience the property is in very bad shape!

Fellow college friends rented rooms so we went with the cheapest carpet from recycled Pop bottles & the $37 whole house install but they got us on the stairs.You wouldnt believe the stains that came out by steam cleaning.Still in good shape 4 yrs later.
