In good shape? 

The house and large detachable garage are in rough shape, the landscaping is grossly overgrown, and the lady is a an elderly horder, with potential financial problems, who is stuck in her ways.My neighbor/realtor briefly talked to her and was turned away as far as her wanting to sell.

Bottom line is I know I can't really benefit from this in any way shape or form until I am of 59 1/2 (I work in the personal finance arena for my job) . 

Ironically the baths are in good shape.

If you use it for a poor investment then you'll be in much worse shape at the end of the day.

I'd be annoyed about that, but you can probably pay somebody 20 bucks to move it for you, so not worth getting too bent out of shape over.

that cash is easier but if cash is needed because the loan won't fund the property than in MY experience the property is in very bad shape!

For my business a good deal is on that I can purchase at a price that will net me a profit at least equal to the amount of work needed to put the property back into shape.

This is a trend I've seen a lot of in the past 2-3 years and it's a long, clanging signal that you are over-leveraged.

Fellow college friends rented rooms so we went with the cheapest carpet from recycled Pop bottles & the $37 whole house install but they got us on the stairs.You wouldnt believe the stains that came out by steam cleaning.Still in good shape 4 yrs later.
