Im really banking on my reputation in my home town and all the good relationships I have made throughout the year. 

If so, that's a good sign, but you should still do your due diligence.Don't forget to check township/town rules on STR's too.

The closest other towns are almost an hour away, and prices are steadily increasing out of my price range there as well.

The plants will be near a small town called Stanton, TN (pop. 452) and will bring about 6,000 jobs (according to what the newspapers are telling us).   

Things to note, however, include much higher property taxes than we're used to in CA so make sure you run the numbers using the specific property tax rates for that property as they vary considerably from town to town.
