agreed here but in our market we do more than just build we entitle, attend zoning meetings, we sell the asset, we provide rental comps, we negotiate financing structures, very little of the actual process is building. floorplan design, style, etc local knowledge trumps all.

You need a survey to start your design process.

Totally a viable option but keep in mind the documentation of the process and making sure that YOUR material participation does not exceed anyone else in the home - for example, your cleaners or maintenance people. 

Obviously, the strategy was a success and McDonalds is a multi-billion dollar company with franchises all over the world. 

In my opinion, it would make no sense for someone who is already successfully investing and has a solid process in place.  

Or send them multiple xx days to cure notices and if they dont comply then start the eviction process.

I know of some folks in the area who have great success with section 8 renters.
