Environmental studies are important as well, as Costa Rica does have many mountainous regions, and recently due to heavy rains we have experienced landslides.Investing in land in Costa Rica is a fantastic investment vehicle when done properly.

At the moment,I could care less about making millions,all I care about is making my first several 10k's,it's like I'm relying on life support.For like several months,I've been studying book after book,trying to put a deal together,and when one deal is like in my grasp then it slips away.We end up meeting,they tell they want to think about it,then end up not calling me afterwards.

Then, do a lot of studying before you buy anything else.Unfortunately, the vast majority of newbies do exactly what you did (pay basically retail) and then fail in a relatively short period of time.

When rehabbing a commercial property, one needs to do some of the things already mentioned in addition to studying the house pricing trends, rent levels and prepare a cost/income estimate.The rule of thumb I suggest my client's use---for every $1000 invested in improvements should increase your net operating income of at least $200 per annum or a 20% return on capital.

I agree, but ultimately the best investors(not necessarily the good ones)[/i] are the best psychologists, they study human nature and social interactions and after they are done looking at your shoes......they'll look in your eyes and either feel confidence or trepidation......they can basically smell fear and treachery.....So, if you are going to present a deal to and investor...whether is a private, institutional, etc.......make sure you ask yourself the ultimate question...."
