I have seen many times, that the investors receive stronger returns than they would have received on their own, and with a lot less involvement.Full disclosure: We acquire MF and self storage properties through syndications(Private Placements).

I just rented a large storage unit for materials too, so I'd now have a place to put some instead of in my garage (which does not equate to a happy spouse)...

As an example, I've used cap rate to help analyze billion dollar business acquisitions; yesterday, I used cap rate to analyze a potential self storage deal; etc.

There are so many syndication options (multi-family, storage (both existing and construction), mobile home parks, ATMs, car washes)

Its not that simple to pool funds (depending).6) Mentioned above the risks, pooling funds so you can get into bigger deals;  apartment buildings,, self storage etc. 

There's always the play of self storage conversion, or perhaps a craft brewery/tasting room would have a use for such a large space.
