Are there any special assessments on the horizon?

I am not sure if it's just a general trend of people going offline en masse, or a sign of waning interest in wholesale discussion since a lot of bad rep is associated with it.

There shouldn't be a shortage of people who have money and need a place to live. 

I didn't make much money, but the most valuable aspect of the experience for me was learning how to find crafts people, acting as my own general contractor, and then learning what order in which to do repairs and improvements.

I don't know much about raw land but I would think that you reach out to 2 or 3 agents or brokers that specialize in land sales and get their advise.

You could also instead: get a construction loan and buy a fixer home with no ADU and you build it yourself. usually - I see people buying a home like this for $650k to $700k and then adding the ADU for $100k where you end at $750k to $800k with a well renovated home! 

The reality is people are making money in virtually every market.

did they want both people on the loans to live on site?

What I found recently was a couple that bought a deal with a wholesaler on which it was told that it will make an 80% ARV (with lack of knowledge they believe what the wholesaler told them)After they completed the work they made a small 5% in the deal so they told me that the exit that business immediately.They needed a partner or more training to understand how it works, but I feel that when you don't know, you don't know so people is getting advantage of that.
