@Elizabeth Wilson  then their conversion rate will be small... just glorfied landlords basically taking advantage of non English speaking minorities.. or the less educated.. pretty old game really.

I'm with @James C. knock on the door and have a conversation.

The person that owns it converted it themselves and is rightfully asking a much higher price than what they purchased it for pre-conversion.

Your conversations​ with sellers need to be more informative​ and consultative​.

@Connor Maloney I am very late to this conversation but thought that I could offer some unique insight.  

She has not been here yet to visit our house, run comps, or done any work revolving around the sale of our place besides preliminary conversations.
