And most applicants disqualify themselves quickly when I tell them we require a 600 credit score, no felony, no evictions, 3 times income to rent.

You might need to explain to this tenant that you will be pursuing a judgment if not paid and that it will lower their credit score and possibly affect what they pay for everything in the future from cars to insurance etc.No legal advice.

If you have $20K down, additional money for closing costs and additional money for cash reserves, and the other factors (credit score and DTI) are OK, then you should be able to get a $80K loan.The other alternative is hard money.
