We scaled to 8 units in less than 3 years in 2021 using house hacking so we're big fans of the strategy.

I learned how to leverage a 1031 Exchange and I now have a contact/business that I can call once my portfolio grows and I decide to sell and buy at larger scale.

If you have a busy 9-5 routine but have the money to get started and don't have enough time, turnkey companies provide some of the best resources to scale your portfolio.

Those are just as good and a great way to scale up.

As far as making it a profitable house-hack, depends on your comfort to profitability scale and goals. 

Not in any particular order....Foundation issues, houses near homeless shelters, high crime areas, houses near housing projects, houses next door to a railroad tracks, houses next to trailer parks, houses near creeks/rivers in flood zones, manufactured homes...Busy roads and near highways will still rent... it is the areas that you might feel like your life could be in danger at some point in time that are hard to rent here. 

In the middle of the night, unless the place is on fire, or something of that scale, nobody is going to jump through hoops to respond right away. what I had done was get a google number that I gave tenants.
