Yeah, we routinely use hard money on our flips. 

Closing day came but nobody scheduled it with me or even notified me.

@Bethany Crawford what I would do, to keep things simple is to set up the P&L based upon Schedule E so it's easy for your accountant.

We do routine inspections, rent collection, maintenance coordination and MUCH more. 

Working from home people can spend more time with their kids, prepare meals & food for the family, get everyday things done at a timely schedule instead of dragging your feet home to be left with a pile of laundry, being able to get a few minutes extra of sleep, the list can go on and on.

Not to mention gas, car miles, scheduling headaches etc.

Once you find a few that are interested in helping you, schedule some face to face meetings with them to learn more about their business model.After you go through this process, it should be clear who the correct company is for you!
