You need to review your states "Landlord - Tenant Laws" to know your rights. 

I know there are people who manage remotely, but I find most investors do not want to spend their time managing tenants and headaches.

Wholesaling is not easy and to have any success with it you need to either spend a lot of time or a lot of money or both. 

But... you're going to have to spend a good chuck of cash in order to get results. 

So while trying to find solutions to that I am spending time to get to know as much as possible to better prepare myself for investing!

After reviewing the responses, I believe I've had a good handle on my situation all along. 

And 5000 from family member.. biggest negative on this property is utilities are not separated and utilities are included, I spend an average of 350$ a month on utilities.. 1st floor rents for 1015$ second floor rents for 800$..
