A local charity wants to rent my SFH in order to house up to 3 patients along with a 24 hr staff.

For the past two years, I have been going back and forth on investing in OOS , Kansas City, due to increase in mortgage rates.

I did some research using Zillow and realtor.com to see if there’s over saturation, average prices for purchase and average rent.

A neighboring property, similar to my current rental property, is now on the market at the same price I paid two years ago, with comparable rent.

Now if I remodel the kitchen, bathrooms, doors, windows and some other stuff I could probably rent it out for $650-$700, increasing my cash flow, specially when I move out.

If I were doing this, I would visit every contractor space for rent personally in my car Within so many miles of the intended project.

Purchase price: $118,000 Cash invested: $30,000 This is a single family property this is rented by the room.

I purchased a package of 4 properties in Little Rock, AR in September 2020 and renovated them to increase the rents.

Having 3 furnaces and 3 hot water tanks would take up most of the room on the ground floor where I had a small one bedroom collecting much less rent if none at all.I would have to replace 3 boilers and 3 hot water tanks when it's time.
