I don't do regular maintenance on my HVAC (except change the filter).

Our team, we check vacant properties regularly to make sure we don't have squatters.

(I've been regularly listening to BP podcasts by David Greene and team, though).I got inspired by everything BP, joined some mentorships, started buying rental properties, quickly did a pivot to flips, and has since flipped upwards of 20 properties since 2021. 

Five years ago 100K per unit was expensive and we blew right through that, now it's par for the course or even a little cheap in nicer areas.As far as networking groups, the RI Real Estate Investors Group is the only regular one I know of in RI and there's also Black Diamond REI in southern Mass you may want to check out as well.

I turn deals down regularly.

All of my regular bills have the property address on them and for repairs or store receipts, I write the address on the top and file it with the other items for that property. 

NA NA i have been managing rentals in some rough neighborhoods in chicago, and never wanted to take the chance on any type of confrontation with an angry tenant, so i have always mailed the 5 day notices (regular mail even) even though the notarization claims that it was delivered in person.
