I can break down to Pre-MBA and Post-MBA and I can tell you, atleast for me it has been chalk and cheese.Btw you do NOT need the HARVARD, Stanford, type Ivy League.It does not matter as long as the MBA & the University is ranked in the Top 200.

A caveat: our tenant in the 1 BR would be my sister (in-law), so that may add an element of ways to get creative with financing.I have a stable job/good credit and my preference would be not to get our sister on the contract, but she also has great credit so will if it's absolutely necessary.

Came across this article today and thought it might make for a good discussion: These are the Top 20 Cities Americans are DitchingI think it’s funny that some of the cities that many investors suggest as good places to look for 2% rule properties (like Milwaukee, WI and Memphis, TN) are ranked on this list - this data certainly doesn't bode well for long-term rent growth or appreciation prospects on cash-flow properties!
