So I need everyone's input please please and please :) I am going to do my first deal this fall and I am trying to do everything in my power to get as much information before pulling the trigger.

If I come across a great deal at say 3 million it is different than at 10 million. 10 million might be a great deal but doesn't mean I can pull it off alone myself without a syndicate etc. but I might have an investor that can own by themselves and would love that property.I think it is smart for brokers to also be investors and not just transactions only.

Pull comparable properties to see if the property is priced right. priced high, or a steal.

 pull a list of property owners in your county. who ever owns the most ( I usually like the ones who own them in personal names)...there's your mentor

Check with the building dept if the permits were pulled before doing anything.

I built my REI business over 13 years or so before pulling the plug on the paycheck. 

Does anyone know how to pull data for Pre-Foreclosure and NOD leads in Louisiana?

The county condemned it because he change the gas to electric and never pull permits to do so. 

I'm pulling the trigger on that process next week.
