It will take you years to build a business that produces a strong income, and there will be a lot of work and growing pains along the way.

It’s also a pain to try to find someone to replace them when they break. 

I was in your shoes at one point so I know the pain and struggles of starting out -- I am just outgrowing the "starting out" phase myself.

We are experiencing some growing pains for sure.

As @Ryan Kelly said, prices are moving rapidly and missing out on a potential $50k in appreciation could be a painful regret.  

It's a pain to learn and too big for what you have right now, but you're planning to scale, right?

The GC will not answer his phone and I have already paid him in full so I have no leverage there, just lots of painful lessons. 

Not as many on the MLS right now, look into finding a fixer or buying from another investor that wants to offload one that is a "pain" for them.Good Luck!
