Can someone please provide some clarity?

I know Ohio is one of those states where you can have a PPP less than 150-100k loan amount not sure of the exact figure of the top of my head.

Is this reasonable and is it normal to have 3x the dwelling coverage of purchase price or am I being sold more policy than I need.Still waiting to hear back on a few other quotes to compare from some other providers. 

That however is rarely the case unless you are a tract builder and I rarely see the quality of those homes close to what a custom builder will provide you. 

Then once I’ve narrowed it down to my top 2-3 choices I have the 1st one do background checks/credit checks through MySmartMove.com.

My tenant did not provide a forwarding address when they moved out.

An older (60's) remodeled home I bought via New Western for $223 that has a current tenant who pays $1650/mo; it has an apartment above a detached garage that was billed as needing "$10k in repairs to get to top of market rent."

I'm my opinion they are both good HML providers, LendingHome was good to me and worked with me when I had no experience so that was a plus on the flip side (no pun intended), Renvo is top notch, I can reach out to Eric Workman, the  VP of lending, anytime as I have his cell phone and he typically gets back to me right away whether its text, phone call or email.

Does anyone know of any specific banks/institutions that will provide this service/are there any other strategies that I could use to obtain financing?

Get a top notch Agent to list property and tell owner that there items need done.Your the highly recommended ✋️ handyman.
