There are brand new companies that started marketing themselves within the last few years and again, they’ve operated in the greatest real estate boom and their marketing is ahead of what they can actually produce as far as results are concerned and again, you should be able to beat their results on your own.

I worry that without more liquid money, I would only be able to afford very inexpensive properties that will most likely not produce the cash flow needed or are in areas that do not see much appreciation.Maybe I should just considering having the HELOC locked in for now as an initial win and continue to save more liquid money so that I can piggy-back my cash down payment with the HELOC at a later date.

Sounds like your network will help you become a producer from day 1 which is tough for new agents... most agents close 1-2 deals in Year 1 but it seems like you'll be able to do more than that.That being said, I'd recommend choosing a brokerage that helps you keep more of your commission in your pocket, has data/trainings available at your fingertips, and presents opportunities for you to hit your long-term goals (i.e. financial freedom, passive income, early retirement).

@Neil Polehn the best way and the most practical and executable way are all probably one in the same.There are higher risk strategies that provide greater returns but, have more downside and you stand to lose more if something goes wrong.Buying in all cash, taking on a large renovations, and then using financing can produce the best returns.

I'm curious to see what everyone is seeing and your thoughts on where preferred returns offered to limited partners are headed into the future.Yields across almost every income producing asset class from bonds to stocks have been declining for years, and 2020 has only accelerated this trend with real yields (risk free rate or 10YR TBILL minus inflation) currently being negative.
