For example, it's customary here for the accounting of the security deposits to be done between the seller and the buyer and a check written for the total.Six years later that deposit was in dispute when I transferred my security deposits and I was able to produce a check stub accounting for what I received from the seller.

The house looks in good condition but has a strange fake rock siding which might make it hard to sell, but I doubt I would lose money If i bought it as is at 40k.

Even though they're no money down I normally have some reno costs and closing costs and so on.Truthfully though I feel that doing as many deals as I can like this will produce the bigger pile of cash at the end of the long road ahead.

With yields as high as they now are; in theory many of them can be cut in half and still produce a solid return.I've began building a position earlier this month and will layer in slowly over the next few months if oil continues lower (I'm buying down to $40 oil if it gets there) with view of holding 3-5 years  and trimming on any aggressive pops.Interesting fact - From the data I've seen, the inflation adjusted average price of oil from 1946 to now is just shy of $41, surprising!
