Edited as Jon and Phili posted while I was typing, and I did't see the 26 offers since it wasn't addressed to me, so I agree with them as well...additionally now....Then, it appears the agent drafted the contract at a sale price at 150k and an additional 3k to be paid POC.

At best, a few deal points over time as you 'prove' your effectiveness and efficiency as a the 'manager'.If you are putting together a deal and need people to invest, they should to be offered a premium to 'just' the equity risk,

The way I see it Orlando is starting to gain some historical landmarks that people are seeing as a selling feature for their development, but most often people in the area aren't willing to pay any premium for those places at least not yet.
