. :) I learned my lesson.. and if all the doom and gloomers hit the jack pot and we have a crash well i will think about stepping in and picking up the deals.. but I only buy deals even today.. and there are deals everywhere.. you just need to have the contacts to get them.

., no, it did not go over my head, read the original post.I'm not saying this tactic is not a good one when negotiating, what I'm trying to convey is that when possible and after the final price is negotiated, why not step up and say something like this as a buyer's agent...?...

I am reading “The Due Diligence Handbook For Commercial Real Estate” by Brian Hennessey and there are some good helpful tips thus far but I’m not seeing any specific detail about fees for these steps.

Our next step is to find out if vacant or not (our realtor seems to think is occupied), offer a small $ incentive to said tenants to move out in a nice and tidy fashion as to avoid damage to the property (if not, start the eviction process), get utilities changed in our name, get title insurance (via taxtitleservices) /clear the title, then work on the rehab :).
