I would focus on building my cash position, and perhaps working for another investor part time.  

The $18k would be the cost of a Ford Focus, so nice work and tremendous work!

Yes I agree I understand the power of the BRRRR method which is why I would rather do that then just buy something nicer and have to put 20-25%  down. 

We had half circuit of the stove trip which due to still having 120v looked like it still had power.  

I have closed many deals but my focus is buy and hold, closing another one in Jacksonville soon.

I don't spend much time 'driving for dollars', as I have found that I don't stay focused.

My only comment would be that perhaps you should focus on the people a bit more than market.
