@Lance StokesI say focus on one market one methodology build up your connections and then once you are kind of established and have some credentials expand your areas of interest and markets.If I were you I would pick Indianapolis INI think it will be a bit easier than Cincinnati but still need better bigger market than Toledo

Every single one of them is rented and he rarely has to pick one up because people tend to keep them forever.I just asked him last week if he's growing and he told me the cost of the containers has more than doubled so he's just hanging tight until the market settles down again.It's good money, but it still costs a pretty penny to get started with containers, moving truck, insurance, etc.

Try to pick an area you can stretch those 300k to buy a 2bed or 3bed with barely putting anything down, you should be able to get some seller subsidy if shopping for condos.
