I wouldn't touch a rowhouse in Baltimore under $200k, and would preferably want to be in the $250k plus neighborhoods. my clients BRRR and 80% of the props I fund get refinanced with 220 to 300k apprasials..

Hi @Irving Rivera - I think the old saying that "You get what you pay for" holds true in real estate investing too.I think Chicago neighborhoods like Garfield Park are great IF you have the right team and MOST IMPORTANTLY THE RIGHT TEAM COSTS $$$.

@Daniel Mendez As much as possible.If we do a holding agreement to take the unit off the market we try to get them to pay the first month rent and any other move in costs other than the security deposit, which they pay at lease signing.

You'll want each unit to pay their own bill unless you are planning to implement an MTR/STR strategy in which case occupants tends to not put utilities into your their name and you are charging a much large fee each month.

After much legal advice, I understand I can't force a tenant in CA to leave (no-fault evictions are illegal here) unless they are arrested on the property, stop paying rent, or if you have a family member move in.

Whether is taking his "course", paying for the self written articles about his success or aka writing "puff pieces", buying fake Instagram followers, sitting on FB marketplace trying to get someone to pay for a house they don't know is condemnable and pay to have DJ remodel it and DJ never completing the remodel,  him spending an enormous time defending himself in small claims court, and threatening charges on  people that don't know law so they pay what he wants.All of those examples came from either my observation, experience, or other peoples reviews of him.The guy rented me a condemnable property.
