There's only so much you can control, and how neighbor investors rent their units isn;t one of them.I'm all for diversification--and I do own 2 SFH in Memphis--but going forward I'll be buying small multis all day long over SFH.

Just like you would do with a title co.s as an RE investor it is worth to build a relationship with an electrician too as you are going to need one, in the future, and it will be probably a Sunday night at 10pm :)

I intend to use both of these together to get my first property with no money down.I've also recently realized that I'm more than likely going to need to use FHA 203k because at my price range (~120k) most of the properties need work before they can be rented out.As far as my frustration, I currently work full time at a bank.

I think those lessons are worth their weight in gold going forward.We are currently evaluating a 10 unit opportunity right now that is absolutely going to need investment partners on the deal to make it fly but at the end of the day, if the numbers work then we should move on things and grow.
