There's only so much you can control, and how neighbor investors rent their units isn;t one of them.I'm all for diversification--and I do own 2 SFH in Memphis--but going forward I'll be buying small multis all day long over SFH.

The first thing you're going to need is commitment,  patience,  and persistence!

If you plan to send the same yellow letter as everyone else, you are going to need to send A LOT.

I'm pretty sure the heirs are going to need to OK that transaction, but its sounds do-able.2) The property has been transferred to the heirs.

There will be a inspection before cover up... that is were they will decide if your going to need a engineer.
