When you run your comps, are you using comps from when you got the hard money loan, or are you pulling fresh comps before your refinance?

I also pause a bit because you mention 10%… Is the other 90% private money/lending?

bare bones website  no mention of he staff or principals.. so maybe.. just dont send up front money .if they hound you for up front money then you have your answer

The idea that you can build wealth without putting any money into it is a recipe for disaster and the sales pitch of gurus trying to steal your money.

(Now, if you can do an STR or MTR, you can juice your rental numbers, but you're also doing a little more work.)To me, appreciation is the real money-maker in real estate.
