Hard money.

It would take a lot of time, effort, and money to build something that multiple owners could agree on, and in the end it would save you 3%?

I have a hard money loan on this place and it is maturing soon.My partner and I can keep lowering the price but we are already set to lose a Lot of money on it.

With our price target of around $1M, we potentially save 25k-30k (minus broker split) in commissions.My wife is uncomfortable representing us since I have no experience as an agent.

One thing I would do is have writing in the purchase contract or an outside contract stating who will get what revenue, that way they can't flip on you and take all the money you though you were getting from the transition period. 

(In other words, if it's too high, then I can cancel the buy and not have to lose any money)2.

I realized 5 years ago that I would never have enough money for a satisfactory retirement if I didn’t find a different way to make money then my W-2 where I’d never made more than $40,000 per year.

Do they put the money in a third party account or do we just get a check?

One hard money lender told me they don't do loans of that nature, and I am meeting with a different one tomorrow.Curious if anyone has any solutions.Thanks! 

We used that money over time and saved up.
