A similar property closed 2 months ago for 570K with a much larger lot, more sq ft and all appliances -a good comp 2 miles away.

Keep them on a very short lease and do not be afraid to fire them.I have found that most PM companies can sell themselves well - hard to do checks other then go to CL or other forms of ads and call places - if you get an owner ask them - if you get a PM Company see how long it takes them to respond to you - call back - send emails - send photos etc.....By "pretending" to be a tenant you can find out a lot - even from 3,000 miles away.There seems to be two ways companies charge around here - 14% flat fee (no other costs at all) or 1 month rent to place tenant and 8-10% of rent - not extra charge for ads etc......

I also found a quad-plex about 10 miles from here in an area that has significantly lower value and appreciation rate ($250,000 and has 4 1-bedroom units).

Remember when you pull a comp you're looking at square footage, sales in the last 3-6months, type of home, property location(can't be more than 2 mile radius from the property-why pull comps from a property 30 miles away) etc.

I figure I can do about 125-150 units (within 5 miles or eachother and home depot) before I need to hire someone full-time.
