Your expenses will only grow as you get married, buy a house, have kids, buy a bigger house, etc.

@Andrew Wilson a couple of things here:If you are using a Fannie/Freddie loan (those are the ones with the lowest rates on a 30 year fixed) then the cash out limit on a 2-4 unit property is 70%If you are seeking cash out in the first 6 months, Fannie/Freddie loans will have some pretty detailed restrictions. 

Where I am currently - So currently I'm 29 years of age married 3 kids.

The first couple properties are always the hardest for all REI, but you get to a point where there's a snowball effect. 

A couple of  friends of mine have airbnb's as well, and it worked out very well for them too.

If it is just the sheathing, framing, insulations and pull and reinstall the window it would be a couple grand.

I have had the best luck from credit unions on numbers, but be aware these numbers do tend to fluctuate more so don't be scared off from a couple high quotes (I was quoted 8% from one credit union and 5.5% from another in one day... a huge swing).
