I actually picked up a tip on how to guestimate repair costs from a bigger pockets video.........Off top every house needs 5k worth of work.......then $10/sq ft for light rehab......$15/sq ft for medium rehab......$20/sq ft for full rehab.....

to the best of my knowledge it is public records in New Jersey however you can not file a OPRA to get it and neither can you get it by going down in person to the court house, if anyone can shed some light on this topic that would be a great help.ThanksDavid@Steve Uhlig

For helocs and refis appraisers tend to play it very conservative but I would still declutter, lightly stage, turn on all the lights, etc so the apartment shows at it's best.

You wouldn't be waiting that long anyways if you have to renovate the property, anyway.. unless it's a very light job.
