Just a reminder that even if he owes you the entire security deposit, you need to follow your state and local laws regarding notice to him showing itemized deductions from security deposit, any balance left or balance due to you, and proof you sent to last known address, I believe, even if it's your own unit, as he could have put a forwarding notice in with USPS.

This may not last much longer with anticiapted fed rate cuts and wouldn't rely on this strategy for lengthier projects such as ground up builds where I suspect the borrower will benefit form lower rates in the not so distant future.

I can tell you in columbus submarkets most of the new construction growth is actually not west. most of the zips I added are between gahanna, buckeye lake, and lancaster, and then up north towards Ostrander and mansfield. these are markets that never build and sold 5 homes before until the last few years.
