If the deal is good enough (i.e. has meat on the bones), investors usually have no issues obtaining financing via hard money, private money or other lending options.Your experience will likely be similar so I'd recommend spending time/effort on finding and negotiating deals.

That's still the issue I have with other markets like Washington.

I have remotely managed a property in DC for 10+ years without major issues. 

@Jay Hinrichs  I think part of the issue is that while we might consider it entertainment, so many people see these podcasts, etc as fact. 

Goals is adding an ADU when remodeling a distressed SFH, but so far none of properties we completed worked for it (zone issues, lot size, garage storage > ADU value). 

I've seen that you do a good amount of cleaning them up before you stick a renter in there so perhaps the issue not so much the capex but the property management.Keep killing it! 

Fires aren't really an issue unless you live in the sticks.

So if you are creating your own platform, you may have to go through some hurdles to make sure it complies with all FINRA regulations.They most likely will also require an escrow agent to distribute funds.
