PA is not a particularly bad state, but as far as growth prospects go I have much higher expectations for RTP, Charlotte, and other parts of the Carolinas.You could get a feel for ease of renting by looking at vacancy rates and by observing how long rentals stay on the market.

The RE world however has always been full of the movers and shakers of the country and still is, so a little more competition, but there are less players coming up from the younger generation now.... 

My understanding was it was one or the other because the entire purpose of private money is so you could refinance out immediately after receiving an appraisal and close out the loan.

That's why this is so confusing for me.

When I was offered transfer from GA it was to DC area, Northern VA is so expensive compared to GA that we turned down transfer, company came back and said we could live in Richmond area.

As far as your buyers, be careful if they have to rely on hard money lenders to close.

Yes the tenant pays their rent (and other utilities as far as I know).
