Even if I only had to replace flooring, maybe the fridge, update the toilet to low flow and paint ... only spending 2K in the process; with missed rent, that is 2700.00 ... it will take 18 months to recover once the new tenant is installed at $850.00

If you did not understand a product or took a loan you could not afford to pay back it is your fault.Chris, when I invest in metals I stick to platinum as it takes up less space in the vault.Buying an REO or other property with a POF that you paid for and do not have the money to back is sketchy in my mind.
