@Robert McClure  I hold a meet up in Mesa every month to help investors connect with each other and for us to share with new investors how we are investing around the valley.

But I definitely wanted to really introduce myself to maybe meet some others who have battled addiction and tackled real estate, or possibly others who are trying to build their empire after an unforeseen accident of any kind.

I've already attended a couple of meetings from the MeetUp.com website.

I would suggest getting a good strong lease and getting to local investors in your area at REIA meetings.

Bring the current offer and see if they can meet you halfway on your proposed 6plex?!

Even at $1,400 it doesn't meet the 1% rent/price rule, which I think would be a minimum target in KCMO even in today's tight market.

There are also several monthly meet ups including one hosted by @Cameron Whitehead in San Marcos and another meet up in New Braunfels.

I also participate in my office weekly sales meeting and hear about deals pre-market and it has expanded my connections with lenders, sub-contractors and other agents, etc.
