Both were hugely impactful for me and my real estate growth over the last couple of years. 

I live here :)Plus market wise, it’s very strong with no signs of slowing down due to the immense amount of people moving here—not just investors pouring money in.

One of the weird things about Pgh's and Cleveland's climate is that grass growth is simply not as EVEN or REGULAR as it is anywhere else I've lived.

Not Canadian but I'll weigh in :)For me it all comes down to execution and continued growth of the team.

You are not going to find anything in OKC or Pittsburgh with a like trajectory or if you do you will be seeing growth from a much lower base. 

Financials show consistent growth in revenue over the years. 

TX is a great growth market. 

I approached the bank (representative) and explained all the barriers to any one buying it for that price: zoning, restrictions, vegetation growth, etc.

Do you have go to places to research job growth and revitalization efforts?

My uncle personally has a few cash flowing rentals that at the time of purchase he got at a good price before major market changes, and even through the overall loss of value in his doors they still maintain a higher growth potential just with the cities intense influx of people, organizations, sports teams ETC...Hope that's in some way helpful!
