These repairs are repairs that resulted from tenants negligence or misuse.Right now I’m lumping it into the next months rent as a bill back which isn’t an issue as the repairs have been 100 bucks or less.

On the Op Ex side, STR's are basically a micro-hotel, so even if you are off on your revenue targets you have the ability to build other efficiencies in your business model on the Op Ex side that can offset any missed revenue targets and still have a good bottom line.

Factors I'm aware of that might help determine the most efficient answer:-tax writeoff of interest portion of mortgage payment (most impactful during early years of mortgage) -margin of net rental income after all expenses -ability to qualify for attractive interest rates on additional mortgagesBasically I'm just trying to get the most bang for my buck.
