It's a college rental about 1/2 mile from a major state university with 33,000 students.

i have many units in vermont near the university , i make the parents co-sign . i would rather go do quick fixes of sheetrock and plaster at the lease end ,than to not be paid at all . this depends on how many bedrooms also , i have a 6 and 7 br , little bit like baby sitting over a frat house :)

Is this a universal rule or is it just a Wells Fargo's guideline?  

A little bit about my skill set:I graduated in 2014 with an accounting degree from a top 20 undergraduate business school and have been working for the past 2.5 years in a finance rotational program for a Fortune Global 100 company.

Developers are almost universally asset rich and cash poor.  

Two nearly universal truths about tenants: none of them are as clean as you are in your own house, and you will be habitually disappointed in them if you use your home's standard as the benchmark to which they should aspire. 

Columbus is a very strong market, though mostly between downtown & the university from what I understand... which has seen a huge influx of money in the last 5 or so years.

On a personal note - my wife and I both work at a university here called Bethany Global University.

My friend who is a University of Washington grad has a lot of systems.
