I'm playing the roll of property manager for a 4plex property my partner just closed on 2 weeks ago.At the time of closing 1 tenant had not paid rent and I understand this was chronic.

I'm a student of the game right now and looking to network and build a buy and hold investment business.   

The nature of kitchen and laundry appliances is such that they are, essentially, plug and play (rotable). 

First, if it comes to the point that closing cannot happen, then I would request that of the seller first and see if they are willing to play ball.

So I maybe incorrect in my thinking but the stability from 4 separate units- to me- seems to be a smart play.
