I have read on here that hiring a property manager for out of state rentals include the service of them collecting your rent for you.

Some services will allow you to create a virtual business address in the states that require this.

But, it seems to me that this is no more of a commitment than signing a lease where you have to live there for a full year...My advice would be to focus on saving, saving, saving for this next year.

I’m trying to get loan for my first rental investment and I was wondering does anybody have experience using a Mortgage broker that service the Cleveland, Columbus, Dayton, Springfield Ohio areas?

In an  Office or Industrial project, competing business can co-exist as neighbors because they are generally providing a service for which the "playing field" is away from the property.

Investors can go full income or utilize the rental income as a DSCR loan with 25-30% down.

Six months is a good default for a full flip, congats if you can get it done faster!

Find an agent in the area or even PM company to help take care of securing a solid tenant.
