Personally, I never want a property to be vacant for more than a couple of days so I make sure I am priced right and the property smell fresh and cleanLook at is this way.

I think room rental is a great strategy, but I have always used it for college students.I had a friend that loved buying townhouses, and doing room rentals to young professionals, and freshly divorced folks.

There is no real value in undercutting your rent.. for a longer term lease, the tenants that are living there now are living in a less than prime unit,, hasn't been freshly painted its maybe not quite worth market rent...

I've closed one deal and am working on closing another...we're new in this market and so we're fresh on relationships and have done very little networking.
