.• Must have a delinquency notice (letter or e-mail) from your landlord• Must provide a copy of your lease agreement AND receipts for most recent 3 months of payment (various forms of proof of payment are accepted)• Must qualify based on household income.

We're typically getting copies of the tenants' leases and original application data during due diligence, so it gives us some indication about the tenant.

We send a picture copy to the tenants and bill them accordingly. 

Then give her a list of the lawyer's expenses and a copy of the agreement showing you paid the deposit.  

Owners title insurance is an option.However, since you'll be paying for a lenders policy in connection with your financed purchase, ask the title company for a copy of the title report and commitment.

Also allow for time for the documents to get back to the US - some lenders will fund off copies, but many require the originals to be back at the title/escrow agent.

I have copies of leases and tenant names/rent amount but do not have any experience with section 8 housing or purchasing rental units that are already filled with tenants and these units are 100% occupied.
