It was preferred to buying it before the sale with a ton of liens attached.I've seen a few done lately with private lenders, smaller mortgage companies, mouse houses(last resort lenders), small local banks, but anyone larger or national your just going to hit the "clerk wall" and have to wait for the red tape, the company lawyers trying to justify their existence, and for them to finally offer it.Really miss the old days when you dealt with the bank executives direct, they did better for the bank, and it was still good for us.

I don't know how many investors have gone through the stresses of all that goes into an investment property but, the escrow agent thought my analysis of it was priceless.

Now, after this, if you find a property on your own and, do the analysis on it for a buyer and, the buyer is willing to pay you the fee for it - either by putting together a contract with an assignment clause - wholesaling, - or simply giving the information to the buyer, bird-dogging - technically, the fee the buyer would pay you, would have to be routed thru the broker and the broker must get his cut.
