When you look at the areas that hold value or develop well they generally either have a nice walkable main street area or are located in strong school districts.

We, husband and wife and our children, live in a paid-off house (A1) with short commute to work.For the sake of better school district, we are buying another house (A2) and plan to live there for the next 8 years.We, husband and wife, own an LLC that owns two rental properties (B1 and B2).Not an accountant, the husband learned as necessary and took on the bookeeping and tax filing duties for the LLC, using Quickbooks and H&R Blocks.We like the house (A1) our children grew up in.

I am not sure if her health condition is purely physical or if it's adversely affecting her mental faculties, but if you have a strong relationship and rapport you can have a candid and open conversation about your intentions and demonstrate any way you can help (through deeds, financial support, etc).

In the mean time, we would benefit from increasing values as these two neighborhoods fund high-end school districts, public works, sports complexes, and shops.Another property we acquired, we intended on using as a short term rental.

However, what I discovered was that in the best school districts, property prices were higher, and there were fewer rental properties.

Areas like Sodo, Mills/50, Milk district and others that are gentrifying are only going to add value to your property. 

Again, I'm not touting the wonders of DC although I was born in the District. 

So, to understand with regards to the District, short term rentals are allowed but just maybe as air bnb's?

We have a 2 year old so the idea would be that we'd live in this place for 2-3 years max, rent the other unit in the meantime and then rent both once we have to move to a better school district.
