The agent only remarks in the MLS will probably provide some insight into the reductions. 

I wanted to get insight on how to market this home to find and attract the right kind of teant/buyers at this price point.

The feedback that I did get was not all that insightful or useful. 

You haven't mentioned where the property is but you should speak to an expert in that local market (property manager, lawyer) on what steps you need to take to ensure you show the tenants the door legally and efficiently.Good luck!

I'm a 34 year old financial analyst from a very large corporation so i'm incredibility comfortable with numbers, analysis, and 95% of general accounting (I still use a CPA for my own real estate properties, but that's mostly to have an expert who's up to date on all the laws go over my numbers).

I've house hacked 3 places with less than 20% down and done some as an agent, but by no means am an expert on the lending environment.
