New to real estate investing - first out of state property help

Hi Everyone!

I am a longtime reader and now a first time poster.  I am looking to get started with my first rental property and was hoping that I could get some input on the best markets and best ways to go about it.  I have a little bit of knowledge in real estate and have owned properties before, just not so much when it comes to out of state investing or rentals.  I was reading that good areas are places like Texas, Ohio, or Florida.  Any tips or insight or help would be great.  Are their certain websites that everyone uses to find good properties to invest in?  I see these turnkey websites and feel like they're a bit shady.
