I think trying to squeeze a rebate out of a broker/agent and cut them off at the knees every time will not build a lasting relationship.

I did not let any of that stop me from excelling.

Stress the fact that you're looking to move on a property NOW.An agent looking to form a long term relationship will plan on getting a buyer's commission on your first purchase and then the larger seller's commission when you sell.Start with the BP search for contacts for the zip code(s) you'd like to search.

It would be the start of a good relationship with your tenant.

The only thing that I can think of what hasn't been mentioned by the others is that if I recall correctly when doing a short sale the seller of the property can't be in arms length relationship with the buyer.
