The only issue is based on my research once I pay off most of my debts and save up some money I'm not sure where to start.Since I'm not able to save up $10K plus to buy a rental I am looking at for alternative investment strategies to help build up my initial investment (ideally $30K-$40K).  

My issue is finding it hard to believe someone's be it realtor or PM word oh how they can help and etc. 2) Realtors - I mean based on my few interactions, they all seem to be enthusiastic and stuff but when you jump on call it's like YES and NO answers and pretty much. 

Despite my repeated attempts to seek a resolution and clarification from NREIG, their representatives assured me that the issue was being handled, only to leave it unresolved and unaddressed.Now, to my utter disbelief and frustration, the bank has informed me that we are responsible for the lack of coverage during this entire period.

Yeah I want to expand my portfolio to more non-STRs but want to know if I reach the hour requirements in my non-STR portfolio, would being self employed, paying myself a W2 salary (but most of my income is from shareholder distributions be an issue? 

@Ray Williams E&O doesn't cover slip & fall liability issues at YOUR rental.Doubt their commercial policy covers anything but slip & falls at THEIR office.So, they should want you to add them as additionally insured, so your insurance covers them for a slip & fall at YOUR rental.

That would mean that every other lender has already missed it...which might be possible I guess.Hope that makes a little more sense as to what the issue is.

LOL  Do homeowners who get work done have that many issues, too?

When you are investing in these lower income markets, you may have more issues with "cash paying" vs subsidized.

My intention is to address this issue by replacing all the deteriorated wood with water-treated alternatives.

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.
