Tristam Griffith Rental Property Insurance
5 June 2019 | 10 replies
Hi Tristam, I unfortunately can't offer any commercial insurers as for you but would like to comment on the loss...I'm not sure if Carrier denied this claim entirely ; if they stole wiring that would be considered Theft however I personally would consider the damages caused to the property Vandalism; in order to remove the wiring they had to gain access to the wiring and that would have probably damaged the sheetrock wall, damaged/scratched the paint, debris on carpeting (maybe metal shavings from wiring in carpet) and possibly even caused damage to the front door to the home to gain access.

Bakary Bojang Commercial be residential real estate
29 May 2019 | 4 replies
This is a personal decision that varies by investor, but I chose commercial for the following reasons:1) I wanted to stop leasing office space for my accounting practice.2) The thought of "$100/door" as a metric/goal for residential was depressing.3) No calls from tenants at all hours of the day/night.4) Easy to evict.5) Commercial is much easier to force appreciation than SFR.

I have 8 doors in France, and over there, it is simple: the price of the property includes the agent fee then you add about 9% of the house price for the closing costs (notary) and that's it.
